Westchester and Long Island brokers to partner on regional listing service
The Hudson Gateway Association of Realtors and the Long Island Board of Realtors are exploring a partnership in a metro area multiple listings service. Investor interest in the Bronx gets further boost as borough logs more residential sales and rental jumps

The Bronx may be the cheapest residential market in上海夜网 阿爱上海同城 New York, but on the investment front, it’s still got runway.

And, the latest market report for the borough reinforces why real estate players have had a strong appetite for investment and development there for the past several years.

In 2017’s fourth quarter, average residential prices in the Bronx breached their pre-recession peak for the first time, hitting a record of $515,000, according to a report the Real Estate Board of New York released last month. The previous peak was $507,000 in 2006.

The Bronx also saw the largest increase in residential sales volume among the five boroughs — jumping 17 percent, to $455 million, year-over-year.

Although dollar volumes are far higher in every other borough — Manhattan, Brooklyn and Queens, for example, saw $4.8 billion in sales, $2.4 billion and $2.3 billion, respectively, for the quarter — none of them experienced the same kind of growth. Manhattan saw sales volume drop 12 percent, while Brooklyn saw a 4 percent jump and Queens increased by about 12 percent, according to the REBNY numbers.

Meanwhile, rents have also increased at a faster clip in the Bronx than they have elsewhere in the city, and investment sales have picked up.

In addition, as The Real Deal and others have incessantly reported, rental developments — both subsidized and market rate — are transforming the South Bronx waterfront.

“The nucleus is Manhattan,” said Adam Mermelstein, whose firm Treetop Development is an active rental developer in the Bronx. “And from there, the neighborhoods spread and spread and spread.”

Mermelstein invoked a common refrain, noting that when uptown neighborhoods such as Central Harlem and West Harlem become less affordable, it “further spawns development” and interest from buyers and renters in the Bronx.

Mott Haven, in particular, has seen tremendous developer interest in the past several years.

Mott Haven and the adjacent Port Morris saw the largest rent increases in the city during 2017, increasing 9 and 11 percent, respectively, according to data from the rental website Zumper. By comparison, borough-wide rents jumped 5.7 percent during that time, while rents in Manhattan and Brooklyn stagnated.

Median rents in the neighborhoods — $1,790 in Port Morris and $1,700 in Mott Haven — are, however, much lower than they are other parts of the city.

Sarah Saltzberg, the co-founder of Bohemia Realty Group, an Upper Manhattan-based brokerage that’s 上海千花网 爱上海同城对对碰active in the South Bronx, called Mott Haven the “gateway to the Bronx.”

The neighborhood has seen a spate of rental development, including a two-building project from Treetop on Gerard Avenue. It has a $160 million price tag and will include a mix of 400-plus affordable and market-rate units.

Pearlmark Real Estate Partners landed a $125 million loan from the Blackstone Group to refinance its boutique Tower 56 office building in the Plaza District.

Chicago-based Pearlmark, headed by CEO Stephen Quazzo, started searching for new debt in the spring to refinance the 33-st爱上海同城对对碰 爱上海同城论坛ory office tower it bought from Harry Macklowe’s 上海千花网论坛 上海千花网Macklowe Properties for $158 million in 2008.

The 187,000-square-foot property between Park and Lexington avenues at 126 East 56th Street was part of the $7 billion former Equity Office portfolio Macklowe sold off when the credit markets collapsed a decade ago amid the global financial crisis.

Real estate private equity firm Pearlmark has since spent $30 million to update the building, including a full renovation of the lobby and an upgrade to the building’s mechanical system.

The Blackstone loan comes with a five-year term and a commitment that allows Pe上海龙凤论坛sh1f 上海龙凤论坛arlmark to draw future funding for leasing costs, a source with knowledge of the loan told The Real Deal.

The financing replaces a $92.5 million loan that Pearlmark got from Canadian bank CIBC in 2013, property records show.

Representatives for Pearlmark and Blackstone could not be immediately reached for comment.

Newmark Knight Frank’s Dustin Stolly and Jordan Roeschlaub secured the financing on behalf of Pearlmark, along with their colleagues Nick Scribani and Chris Kramer.

A number of the tower’s below-market leases are coming due, and Pearlmark’s “ability to roll near-term, below-market leases to market” helped during negotiations with lenders, Stolly said.

Roeschlaub added that with floor plates ranging from 8,000 to 10,000 square feet, the property is designed for small hedge funds and family offices.

“It’s got a diversified rent roll,” he said.

Tenants in the building include the Lanier Law Firm and the art appraisal company Winston Art Grou上海龙凤论坛sh1f 上海龙凤论坛p.

Pearlmark, founded in 1996, is active in its hometown of Chicago and Denver, where it reportedly just sold a 202-key Ritz-Carlton hotel to Xenia Hotels Resorts for $100 million.

Here in New York, the company also owns 375 West Broadway in Soho, where Gucci signed a two-year lease last year.

Amazon is launching a new supermarket brand, starting in LA The company growing its footprint in the food business; in talks in San Francisco, Chicago and others

Amazon is planning to launch a new line of grocery stores in several major U.S. cities.

The first store is set to open in Los Angeles as early as the end of the year, as the e-commerce giant grows its footprint in the food business, the Wall Street Journal reported, citing people上海千花网龙凤论坛 上海千花社区 familiar with the matter. The company has reportedly already signed leases for at least two other locations slated to open early next year.

Amazon is in talks for stores in San Francisco, Seattle, Chicago, Washington D.C. and Philadelphia. The new chain will be separate from the Whole Foods Market brand, which Amazon owns. The stores are intended to provide a wider variety of products than the upscale Whole Foods chain rather than directly competing with it.

Despite signed leases, there’s no guarantee Amazon will open stores in those locations, the report said. Retailers can back o爱上海同城 爱上海ut of contracts or delay openings if certain conditions aren’t met. Amazon has sought flexibility in lease negotiations because it doesn’t want restrictions on the types of goods it can sell. The company has been targeting new developments and occupied stores with leases ending soon. Locations will reportedly be about 35,000 square feet, smaller than the typical 60,000-square-foot supermarket.

The company is also weighing acquisitions to grow th爱上海同城对对碰 爱上海同城论坛e new grocery store brand — a strategy that would entail purchasing regional chains operating about a dozen stores.

The news is the latest move in Amazon’s foray into brick-and-mortar locations. The company上海千花网龙凤论坛 上海千花社区 is rolling out cashierless Amazon Go locations in urban areas nationwide — including in New York, Seattle, San Francisco and Chicago.
